Land Use Applications to Local Authorities

Township Establishments

This is the combination of a subdivision, consolidation and rezoning. This is usually done on traditional farm land.

Consolidations

This is done when you want to combine two or more stands into one legal entity.  This is done in collaboration with a Land Surveyor. 

Rezonings and Business Rights

Every property has an approved zoning such as agricultural, residential and commercial. If you want to change this, you have to apply for a rezoning at your local authority.

Subdivisions

This application will split your property into two or more stands. This is done in collaboration with a Land Surveyor.

Consent Use Applications

Every municipality has its own set of consent uses they would allow for on each stand. This is not a rezoning but mere permission to operate a land use which is not usually included into your approved zoning.

Any other town planning applications

Building line relaxtions, outdoor advertising applications, SPLUMA Certificates, Division of farm land applications etc.


Strategic Town Planning

These are planning services that include strategic intervention

Spatial Development Frameworks (SDF)

 An SDF is a framework that seeks to guide, overall spatial distribution of current and desirable land uses within a municipality in order to give effect to the vision, goals and objectives of the municipal IDP 

Urban Design

Urban design is the process of designing and shaping the physical features of cities, towns, and villages and planning for the provision of municipal services to residents and visitors. This is usually also more  aesthetically  pleasing.

Layout Plans

This includes the physical layout of a township or area. It is usually a plan that is "Council" ready and needs to be signed of by a professional town planner registered in terms of the Plannin Professions Act, 2002.

Precinct Plans

This is plans that coordinate the use of all properties within one allocated area known as a precint.
